Bridging Loan Uses.

Bridging loans have evolved in recent years to provide solutions for clients that go far beyond the traditional idea of being a loan that enables borrowers to purchase a new property before they have sold their existing one. Now also often referred to as "short term finance", bridging loans are being used more regularly by brokers and borrowers in a number of situations to provide borrowers with a rapid financial solution which should result in more case completions for you, the broker.

Link Bridging's minimum advance is £30,000 ranging to a maximum loan size of £1.5 million on both residential and commercial properties.

It is not just about residential bridging

As long as security is available, there are infinite possibilities for short term loans. Some of these may include:

  • Buying at auction.
  • Property refurbishment, adding value and selling or re-mortgaging.
  • Adding to a buy to let portfolio.
  • Capital raising.
  • Buying a new property before selling the existing property
  • Buying a property, improving and re-mortgaging on a buy to let mortgage, based on the new increased valuation.
  • Purchasing a property quickly, for whatever reason.
  • Property acquisition, cash flow, stock purchase, business investment and expansion, releasing equity quickly with a defined exit... and much more...

Interest is calculated on a daily basis with rates as low as 0.75% per month, with no exit fees or early repayment penalties.
